Ask HAs to fill out the same inspection form tenants do on rentals. Copy yo tenant
My unit i believe should not have passed inspection. The smell was horrific the closet wall had to be sanded the bath contineued until the ceiling was dripping and near caving. There are problems ignored at every inspection as "maintenance" .The HA claiming "not my job" to note or assist tenant to get corrected. My big developer landlord is known for keeping deposit $ and the HA inspection report supports them and not the tenant. I'm in high temp area but ours has bay winds the door has terrible drafts in the spring fall winter at night and heat from top of rooms does not fix. leaking ceiling leaves mold again and HA inspection does not note this and more. landlord claims replace carpet 5 years but insp called 3/4 wear above average on one report. last inspect on computer and tenant must signs a blank page wiht no idea what later is included removed. One time they altered an already signed paper inspection report! This all needs to be changed as HAs consider the landlord rand their needs 1st and second and tenants are just the bother. Despite the problems also affect my pain and allergy disabilities and ability to get an aide . They consider/wrote about my disabilities "day to day situations" showing they don't consider them worthy of consideration. Can inspections always consider all tenant "maintenance" needs not just min HUD requirements and always a copy to tenant for review before submission /pass?.

no new info via the 1-800 but it is the HA not HUD, Sharon. The landlord has a form and has nothing to wiht one the HA fills out . what they say is min required for HUD most spaces are left blank- so its not anything like what the landlord uses/requires and does not protect the tenant, but may help the landlord keep deposit $. HUD needs to ask that the form be filled oout nad a copy go to the tenant The HA came in last Time i had to sign a blank computer screen after seeing nothing of what the inspector decided to fill in or not.

If HUD is doing that kind of inspection and are approving it for passing when mold for 1 is highly toxic sounds like a couple of things could be going one and If I was you do some of your own investigating...Is the owner of the property paying off the HUD inspector? Is the HUD inspector really doing there job? Just because they work for HUD doesnt always mean there on the up in up.. Make some phone calls find out who over sees that offices sometimes HUD offices needs there feathers ruffled to let them know they are no better then any of us and might find themselfs in the same situation we are in someday.
